Ground Breaking Set for Warner Gateway Complex

Trammell Crow Co. will break ground Monday on Warner Gateway, a $75-million, 7-acre office development that swims against the tide of high-rise development in Warner Center.
Comprising two three-story buildings totaling 255,000 square feet, the development will be one of the largest courtyard office complexes in the San Fernando Valley, according to Mike Elizondo, partner in charge of the San Fernando Valley division of Trammell Crow.
Warner Gateway, scheduled for completion next September, is a joint venture of Dallas-based Trammell Crow and Cigna Investments Inc., Hartford, Conn.
Located contiguous to the Ventura (101) Freeway, immediately east of Topanga Canyon Boulevard at 21820 and 21860 Burbank Blvd., the project has 40,000-square-foot floor areas, making it the equivalent of a 12-story building, Elizondo said.
The architect is the Nadel Partnership Inc., Los Angeles.
Because of the large floor areas, the two buildings--one with 130,000 square feet, the other with 125,000 square feet--are expected to appeal to the same class of “information-oriented” companies occupying nearby high-rise buildings, Elizondo said.
Each building will have underground parking, and the project will also have a three-story parking structure, according to Fernand Banna, project architect at Nadel. Millie & Severson, of Los Alamitos is the general contractor.
