TRABUCO CANYON : Residents, Developer Reach Compromise

Ending more than a year of discord, Trabuco Canyon residents and a custom home developer have agreed to a plan that would slow the pace of construction in the rural area.
The compromise agreement, endorsed Tuesday by the County Board of Supervisors, canyon residents and developer Goren Financial Services, will allow for a more phased construction of a nine-home gated community on 34 acres of land.
“When word of today’s proceedings reach Foothill-Trabuco residents, there will be great thanks,” Trabuco resident Pat Clarke said, lauding the compromise brokered by Supervisor Gaddi H. Vasquez. “The community was galvanized by this issue. This restores my faith in the political process.”
At the center of concern for canyon residents was Goren’s initial plan to grade all nine home sites at one time, before beginning any construction. Residents worried that the graded sites would be left vacant for extended periods of time, disturbing the “rural character” of the community.
Under terms of the agreement announced Tuesday, Goren would only be allowed to grade four of the lots. Grading of the remaining five sites would be dependent on winning approval on building plans for those homes.
