Deals in the Works: Coldwell Banker Corp., the national real estate brokerage based in Mission Viejo, said Tuesday that it is forming a joint venture with PNC Mortgage, an Illinois mortgage company, to allow home buyers to evaluate mortgage options from some Coldwell Banker offices. Coldwell Banker now has more than 2,300 residential real estate offices in the United States. . . . Birtcher Construction Ltd. in Laguna Niguel said it will build 200 condominiums in a San Francisco gated community on a hillside next to Candlestick Park. . . . Kaufman & Broad, California’s largest home builder, reports that its San Diego division is seeing an increase in buyers from Orange County in recent months, most of whom are eyeing northern San Diego County communities such as California Brisas in Oceanside.
